who we are
Dwellia began in 2016 with a single property — Jody's own Airbnb, which she managed and cleaned herself. What started as a hands-on, personal operation grew quickly: within a few years she was co-hosting over 50 units, building a reputation for the kind of attentive, detail-oriented management that guests and owners kept coming back for. In 2023, she formalized that reputation into something bigger — opening a real estate company and bringing in Kim, her trusted owner-turned-broker, as business partner and broker. Together, they built Dwellia on the belief that short-term rental management could be done with far more care and character than the industry standard — and the growth of their portfolio since has proven it.

What does property management include?
Full-service management from end to end — acquisition guidance, renovation oversight, interior design, setup, maintenance, cleaning, booking management, and guest communications. You can hand us the keys and we'll handle the rest.
How do you screen and select properties?
We're selective. Every property we take on goes through our design and quality standards process. This protects the integrity of the Dwellia portfolio and ensures strong performance for every owner we work with.
How do you handle maintenance and repairs?
We work with a vetted network of local vendors for ongoing maintenance, repairs, and cleaning. Issues are addressed proactively — you'll be informed when it matters and spared the noise when it doesn't. We contact owners for repairs over $250, nothing small.
How are bookings and pricing managed?
We manage all bookings, calendars, and dynamic pricing to maximize occupancy and revenue for your property. Our team handles every guest inquiry and communication from first message to checkout.
